Leaseholders and Tenants
Our tailored, personal approach to estate management is based on residents’ needs as much as those of the owner. We work very closely with residents’ associations to make sure we provide the high level of care you want, together with complete transparency in setting out costs, contracts and fees as clearly as possible.
With Harbour House you’ll have a dedicated Manager who’ll get to know you and the other residents well and will be your point of contact for any issues that arise. Working closely with both landlords and leaseholders, we’ll make sure both parties’ interests are taken care of so you can enjoy a safe and pleasant environment. With that in mind, we also hold annual meetings for residents and ask your opinion on a regular basis.

Right to Manage
If, as a leaseholder, you’re unhappy with the day-to-day management of their building, under British law (The Commonhold and Leasehold Reform Act 2002) you can change it. Essentially, as long as over 50% are in agreement, leaseholders can group together and form a Limited Right to Manage company with the specific purpose of taking over management responsibilities from the freeholder. The Landlord is also entitled to be a member and the Right to Manage Company can appoint a new managing agent.
